Your rights as a tenant

We believe good renting is built on transparency, so here's a plain-English summary of the protections you have under the Renters' Rights Act 2025.

The Act received Royal Assent on 27 October 2025 and is now law, though its provisions are being introduced in phases from 2026. Key changes include:

• Fixed-term Assured Shorthold Tenancies are being replaced with Assured Periodic tenancies

• You must be given key information about your tenancy in writing before it begins

• Rent can only be increased once a year, and only with proper notice

• Section 21 "no-fault" evictions are being abolished

• Landlords cannot take rent before an agreement is signed, or demand more than one month's rent at a time

• "Rental bidding wars" are banned — adverts must list a price, and landlords can't invite offers above it

• New protections prevent discrimination against tenants with children or those receiving benefits
