Guaranteed Rent — our flagship (fixed figure, no fees)
A fixed-term corporate lease. Paid every month, occupied or empty.
A 3–5 year fixed term with a contractually agreed end date. Rent paid by standing order every month regardless of voids, minor internal repairs covered up to £250 per month, professional cleaning or quarterly inspections, and our condition guarantee at the end of term. Your agreed rent is exactly what you receive — no percentages, no deductions.

How does Guaranteed Rent differ from your managed AST service?
Both are excellent options — the right one simply depends on what matters most to you.
With our managed AST service (Tenant Find, Rent Collection or Fully Managed), you remain the landlord on a standard Assured Shorthold Tenancy. You keep the full market rent, you benefit directly from any rent increases, and we handle as much or as little of the day-to-day as you choose. This suits landlords who want to stay close to their asset and maximise income.
With Guaranteed Rent, you lease the property to us on a fixed-term business-to-business basis, typically 3–5 years. You trade a small margin against market rent in exchange for total certainty: a fixed payment every month whether the property is occupied or empty, no fees, no void risk, and no involvement in day-to-day management. This suits landlords who value predictable, hands-off income above squeezing the last pound of rent.
It's also worth understanding how the Renters' Rights Act 2025 shapes the choice. The Act moves all residential ASTs to periodic (rolling) tenancies and removes Section 21 "no-fault" evictions, which gives tenants more flexibility to leave and means landlords have less certainty over exactly how long a tenant will stay. Under our managed AST service we handle all of this for you — proper referencing, compliant agreements and the correct legal processes. Under Guaranteed Rent, because you're leasing to a company on a fixed commercial term, you have a contractually agreed end date regardless, which is what makes the income so predictable.

If I don't receive a deposit from you, how is my property protected?
Your property is well protected under our model through "Double Protection":
Corporate Liability: We are contractually responsible for internal maintenance and minor repairs, fixing issues as they happen rather than waiting for an end-of-tenancy claim.
Ring-Fenced Sub-Tenant Funds: We collect a 5-week deposit from every sub-tenant we place and protect it in a government-approved scheme. Those funds cover any damage caused by occupants, so your asset is protected without you having to manage the legal risks of deposit protection yourself.
How do I know who is actually living in my property?
While we are the legal tenant, the occupants will be professional individuals vetted to our Gold Standard.
Vetting: Every occupant undergoes a 4-point check — credit, employment, previous landlord, and Right to Rent.
Transparency: We remain your single point of contact. You deal only with us, not multiple tenants.
What happens if an occupant causes damage?
Maintenance Cap: We cover the cost of all minor internal repairs up to £250 per month.
Professional Upkeep: We provide monthly professional cleaning for serviced accommodation and quarterly inspections for single lets — a standard well above a typical private let.
The Guarantee: Our contract stipulates the property is returned to you in the same condition as the start date, excluding fair wear and tear.
Is this "sub-letting"? Is it legal?
Yes — it's legal and fully transparent. Our Heads of Terms explicitly state that the property is leased for the purpose of professional sub-occupation. We encourage you to notify your mortgage lender and insurer; most are very supportive of "Corporate Lets" to established companies, as they represent a lower risk of arrears than a single private individual.
How is my rent "guaranteed"?
In a traditional let, if the tenant doesn't pay, you lose income and face legal fees. With M&A Property Collective, the rent is a business expense for us — we pay you by standing order every month, whether the property is full or empty. We take the void risk so you don't have to.
How do you handle compliance under the Renters' Rights Act 2025 (including Awaab's Law)?
The latest standards require landlords to investigate hazards such as damp and mould within set timescales. Because our team is on-site regularly for cleaning and inspections, we spot and resolve these issues early — acting as your compliance shield before they become legal liabilities.

Professional Housekeeping: For all serviced accommodation properties, we provide a monthly professional clean of all communal areas (hallways, kitchens, bathrooms) to keep the property in top-tier condition.
Strict Tenant Vetting: Every sub-occupant undergoes a rigorous 4-point check — employment verification, previous landlord reference, credit check, and Right to Rent status.
Internal Maintenance: We act as the first line of defence, handling 24/7 emergency calls and minor repairs (leaky taps, lightbulbs, furniture) without ever bothering the landlord.
Regular Inspections: We conduct quarterly internal inspections of all single lets. A digital report, including photos, can be shared with the landlord on request.
Regulatory Compliance: We manage all safety certifications (Gas Safety Record & EICR) and keep the property fully compliant with current housing standards.
Condition Guarantee: We return the property to you at the end of the term in the same condition as when we took it on, excluding fair wear and tear.
