Our Fees
At M&A Property Collective, we believe in complete transparency. Below you'll find every fee we charge — with no hidden extras. We are not VAT registered; no VAT is charged on our fees.
Tenant Fees
We only charge tenants payments permitted under the Tenant Fees Act 2019.
These are:
Rent Payable monthly as set out in your tenancy agreement. In line with the Renters' Rights Act, we will never ask you to pay rent before your tenancy agreement is signed, and we will never require more than one month's rent in advance.
Tenancy Deposit Capped at five weeks' rent. Your deposit is protected in a government-approved tenancy deposit scheme, and you will receive full details of the scheme at the start of your tenancy.
Holding Deposit Capped at one week's rent. This reserves the property while referencing is completed and is put towards your first rent payment or deposit when you move in. It is refundable except in limited circumstances set out by law (for example, if you provide false or misleading information or withdraw from the tenancy).
Utilities and Council Tax (where applicable) If your tenancy agreement states that you are responsible for utilities, council tax, TV licence, or communication services, these are payable as set out in the agreement. Where a tenancy is advertised as bills-inclusive, this is reflected in the rent and no separate charge applies.
Default Fees The only default fees we may charge are:
Replacement of lost keys or security devices — at reasonable cost, evidenced by receipt.
Interest on rent overdue by 14 days or more — capped at 3% above the Bank of England base rate.
Changes to Your Tenancy (at your request) £50, or reasonable costs incurred if higher, for a variation of the tenancy requested by you (for example, a change of sharer).
Early Termination (at your request) Where we agree to end a tenancy early at your request, a charge may apply not exceeding the landlord's remaining loss or our reasonably incurred costs.
We charge no other fees to tenants. Referencing, administration, inventory, check-in, check-out, and renewal fees are not charged.
Landlord Fees - Service Tiers
Fully Managed Service — 12% of monthly rent Includes marketing and advertising, accompanied viewings, tenant referencing, tenancy agreement preparation, deposit registration, rent collection, monthly statements, quarterly property inspections, and coordination of repairs and maintenance.
Tenant Find Only — 75% of one month's rent (minimum £500) Includes marketing, viewings, referencing, tenancy agreement, deposit registration, and check-in.
Rent Collection Service — 6% of monthly rent Includes everything in Tenant Find plus ongoing rent collection, arrears management, and monthly statements.
Additional Services
Inventory and Schedule of Condition: from £50 depending on property size
Additional property inspections (beyond those included): £25 per visit
Arranging Gas Safety, EICR, or EPC certificates: contractor's invoice passed on at cost, plus a £25 arrangement fee per certificate (arrangement fee waived for fully managed properties)
Serving of notices: £50
Court attendance (if required): £400 per day
Project management of refurbishment works: 10% of contract value
